Paying your dues online

How to make a one-time payment or set up recurring Auto Pay from your resident portal.

Before you start

  1. Log into your Resident Portal at resident.smartwebs.com. If you have not set up your Resident Portal yet, do that first — directions are on your HOA website.
  2. Look for My Balance on the dashboard. It offers two options: Pay (a one-time payment) and Auto Pay (recurring, automatic payments for HOA dues).
  3. Select either Pay or Auto Pay and follow the steps below.

One-time payment

  1. Select the amount and click Pay. You can Pay Balance (the balance you owe) or Pay this Amount (enter an amount). If you are paying before the due date, enter the dues amount yourself — see your statement or HOA website if you are not sure.
  2. Fill in your payment details. Select add to enter a payment method, click the (x) after saving it, and check that it shows in the payment method section.
  3. Check everything before clicking Continue: the payment method is selected, the billing address is correct, and the “I have read…” box is ticked.
  4. Review and confirm. Select Confirm Payment. You will be taken back to the dashboard, where the payment shows under My Balance. It typically takes 1–2 business days for a payment to post to your account.

Auto Pay (recurring payments)

  1. Select Auto Pay. If the scheduling screen does not appear, click the (+) button in the top right corner.
  2. Enter the recurring amount and click Schedule Payment. The amount has to be typed in; the next screen sets the frequency.
  3. Select the frequency and start date. Take care here: your dues schedule is on your HOA website, and if a scheduled payment is set up for the wrong frequency or amount, you can delete it and create a new one — we cannot delete it for you or reverse a payment.
    • Yearly: choose Yearly under Recurrence Pattern, enter the date the payment should occur, then the start date under Range of recurrence. An annual payment can start today; it will not draft until the date in the Recurrence Pattern.
    • Monthly: choose Monthly, enter the day of the month, then the start date.
    • Quarterly: choose Monthly, enter the day, and change the selection to every 3 months.
    • Twice a year: choose Monthly, enter the day, and change the selection to every 6 months.
    Whichever you choose, double-check the Description at the bottom of the Payment Frequency section before you continue.
  4. Fill in your payment details the same way as a one-time payment, then review and confirm.

Convenience fees

The payment system charges a $0.99 convenience fee to pay from a bank account, and a fee to pay by card. This fee is charged by the payment system, not by Ascension or your HOA. You can avoid it by paying by check or through your bank’s online bill pay.
